Getting Ready

As with any other real estate purchase, it is important that you do your homework. Here are some steps we suggest:

  • Study the information available on the property. Start with the color brochure available to you free of charge.
  • Consider ordering a Property Information Package (PIP), available on most properties we sell. This packet contains many more helpful details, such as maps, demographics, zoning information and floor plans. (Specific information in the Property Information Package varies from property to property).
  • Visit the property. Ultimately, there is no substitute for inspecting the property. The professionals at Fuchs Auction and Real Estate will show you the property and work with you to get answers to all your questions.
  • Arrange financing if needed. Our properties are ordinarily sold without contingencies, so you'll want to have any needed financing arranged before the day of the auction.
  • Verify Bidder Registration Requirements. Many of the auctions conducted by Fuchs Auction and Real Estate require a cashiers check in a specific amount to be eligible to register to bid. All bidder requirements will be made available to you in advance of the auction. If you have specific questions about a specific property being auctioned, please call us at (212) 213-5755.

Auction Day

PRIOR TO THE AUCTION:

You will want to arrive early. If you are bidding at an on-site auction,arriving early will allow you the time for a final inspection of the propery. If you are bidding at a multiple parcel auction, this will allow you time to settle in and get a good seat. To register for a bid number, you will be required to sign a bid certification. The certification, among other things, states that you have had ample opportunity to inspect the property, you understand that the property is sold ''as is" and you have sufficient funds to meet the required deposits. A member of the Fuchs Auction staff will assist you with registering and supplying you with a bid number.

STARTING THE AUCTION:

The auctioneer will go over all the terms, conditions, and rules of the auction. The auctioneer will describe the property to be auctioned.

THE MAIN EVENT:

The auctioneer will begin the bidding. You have inspected the property and have done your due dilligence. You may now confidently begin to bid and continue to bid up to the amount you are willing to pay. Good Luck!!! You have as good a chance as anybody else to place the winning bid and obtain the property.

SOLD! Now What?

If you're the successful bidder - Congratulations!! You'll meet with the seller and Fuchs Auction Representatives to sign contracts and complete all documents.. The deposit is due at this time. Time is of the essence. A non-contingent closing is to take place in thirty (30) days.

 

Bidding Tips

Here are some tips to help you with the bidding itself:

  • Attend Bidders Seminar prior to the auction if available.
  • Make sure you understand the auctioneer's bid calling. If you aren't sure what the current bid is, ask one of thebid assistants.
  • Have a plan. It helps to know in advance what you are willing to pay under different scenarios.
  • Bid! Many first-time bidders make the mistake of trying to hold back. If you want the property (and we're assuming you wouldn't be there if you didn't), go ahead and enter your bid. Otherwise, you could end up waiting too long and missing your opportunity.
  • Get to know the Fuchs Auction bid assistants working your area at the auction. Their primary role is to help you prior to and during the auction.
